HOTEL PROPERTIES
- Properties that are located in areas with good transportation access or in major tourist destinations in Japan, and are expected to attract demand for tourism or business use, etc.
- Properties that are managed using a lease system as a general rule, and for which the rent structure is either a fixed rent or a fixed rent plus a variable rent linked to sales performance, etc.
When investing in hotels, the investment committee established within Hulic REIT Management Co., Ltd., the asset management company of Hulic Reit, will conduct multifaceted reviews based on an analysis of risks and other factors while also listening to the opinions of external experts who are independent third parties. Investment and monitoring standards are set and investments made with strict adherence to these standards.
In addition to conducting due diligence on the properties themselves, when investing, we also conduct due diligence on the business and finances of the tenant who will sign a long-term lease agreement if necessary, and after acquisition, we carry out regular and irregular monitoring.
